Conveyancing Pricing – What Our Quote Covers

Our conveyancing quote calculator is designed to give you a clear and transparent estimate of the legal fees and disbursements involved in your property transaction.

The quote you receive is based on the information you provide and reflects a standard residential conveyancing matter, assuming no unforeseen complications arise. We will always explain any additional costs to you before they are incurred.

What’s included in our conveyancing service

​

Our conveyancing service typically includes:

  • Taking your instructions and advising you throughout the transaction

  • Carrying out all necessary searches

  • Reviewing and reporting on the contract and title

  • Liaising with the other party’s solicitors, estate agents, and lenders

  • Dealing with exchange of contracts and completion

  • Handling post-completion formalities, including registration at HM Land Registry

​What’s not included

​

Your quote does not include costs for work that falls outside a standard transaction. This may include (where applicable):

  • Lease extensions or deed of variation

  • Unregistered land

  • Shared ownership or Help to Buy schemes

  • Defective titles or title indemnity insurance

  • Additional work arising from disputes or unexpected legal issues

If extra work becomes necessary, we will discuss this with you and agree any additional fees in advance.

Disbursements

​

Disbursements are payments we make to third parties on your behalf, such as:

  • Local authority and other searches

  • HM Land Registry fees

  • Stamp Duty Land Tax (if applicable)

These are not included in our legal fees but will be clearly shown in your quote where possible.

Who will handle your matter

All conveyancing matters are handled directly by one of our directors. Both are experienced in residential conveyancing and will have day-to-day conduct of your case from start to finish.

Timescales

​

Timescales vary depending on the circumstances of your transaction and the parties involved. A straightforward residential conveyancing matter typically takes 8–12 weeks, although this can be shorter or longer depending on factors such as search turnaround times, mortgage offers, and the length of the property chain.
