If you’re buying property in 2025, you’ll need to understand Stamp Duty Land Tax (SDLT). Here’s what you need to know about the current rules.

What is Stamp Duty?

A government tax paid when buying a property in England or Northern Ireland above a certain value.

Current Thresholds (2025)


   •    Up to £125,000 – No tax
   •    £125,001 to £250,000 – 2%
   •    £250,001 to £925,000 – 5%

First-Time Buyers: No SDLT on the first £300,000 and 5% SDLT on the portion from £300,001 to £500,000. First time buyer relief is not available for prices over £500,000. 

 

Second Homes / Buy-to-Let: Additional 5% surcharge applies.

 

When is Stamp Duty Paid?
   •    Due within 14 days of completion.
   •    Your conveyancer handles the payment on your behalf.

 

Conclusion
