1. What is conveyancing?
Conveyancing is the legal process of transferring property ownership from a seller to a buyer. It includes all the legal checks, contracts, and money transfers needed to complete the sale or purchase.

2. Do I need a conveyancer to buy or sell a house?
Yes. While it’s possible to do it yourself, property transactions are complex. A qualified conveyancer makes sure everything is legally correct and protects you from costly mistakes.

3. How long does the conveyancing process take?
On average, a straightforward purchase or sale takes 8–12 weeks from offer acceptance to completion. Timings can vary depending on chains, mortgage offers, and searches.

4. What are conveyancing searches?
Searches are checks your conveyancer makes with local authorities and other bodies to uncover potential issues with the property, such as planning permissions, road schemes, or flood risks.

5. What is exchange of contracts?
This is the point where both buyer and seller sign and swap contracts. Once exchanged, the agreement is legally binding and neither side can pull out without penalties.

6. What is completion?
Completion is the final step in the process, when the purchase money is transferred, the property legally changes hands, and the buyer gets the keys.

7. How much will conveyancing cost?

8. What is Stamp Duty Land Tax (SDLT)?

• Leasehold: You own the property for a set number of years but not the land. You may also pay ground rent and service charges to the freeholder.
